Twelve apartment owners in Mosman have put their entire Mandolong Road building up for sale, with the 1970s block being offered as a single site for potential residential redevelopment.
The blonde brick building at 6 Mandolong Road occupies approximately 1,478 square metres and has frontage to both Mandolong Road and Clifford Street. Colliers and Stone Real Estate are jointly managing the sale, with Expressions of Interest closing on 10 November 2026. The decision to sell the apartments together places the whole property on the market rather than the 12 individual residences, as developers consider sites covered by NSW’s Low and Mid-Rise Housing reforms.
From 12 Separate Flats To One Sale
The Mandolong Road property sits within the 400-metre catchment identified under the NSW Government’s housing reforms, which have introduced new planning provisions for low and mid-rise residential development. Currently zoned R3 Medium Density Residential, the land has an advertised potential gross floor area of between 3,252 and 4,227 square metres. The upper figure is subject to applicable planning bonuses and council approval.

No proposed building design, replacement apartment count or development application is identified in the sale information. Any future redevelopment would need to satisfy the applicable planning and approval requirements. The existing building is located near Mosman Village and Spit Junction, with views extending towards Balmoral and Sydney Heads. Its position between two streets is another feature of the land being offered.
While no official asking price has been disclosed, an unnamed Lower North Shore developer has estimated that the property could fetch approximately $40 million. The developer also indicated that the site’s height and floor space ratio controls were consistent with those proposed under the Mosman Masterplan. The assessment remains an industry estimate rather than a confirmed development outcome.

Another Apartment Sale On Clifford Street
The Mandolong Road offering is not the only apartment block in the immediate area being considered for a collective sale. A separate property on Clifford Street, containing 43 apartments across approximately 3,000 square metres, was also reported to be on the market in September 2026. Although 6 Mandolong Road has frontage to Clifford Street, the two properties have been advertised separately, with no confirmed proposal to combine the sites.
Across both properties, the reported sales involve 55 existing apartments. Neither listing establishes whether the buildings will ultimately be redeveloped or what form any replacement housing might take. Colliers has identified Guillaume Volz, its National Director and Head of NSW Development Sites – Residential, and Marina Corvalan, Director of Development Sites – Residential, as contacts for the Mandolong Road campaign. Expressions of Interest for 6 Mandolong Road close at 3 pm on Tuesday, 10 November 2026.
